Why the roof comes first
Panels are attached to the roof and are expected to stay for a long time. If the roof will need repair or replacement soon, doing that work first is usually simpler than removing and reinstalling panels later.
Only someone who looks at the roof in person, on the roof and in the attic, can tell you its condition. Public records, satellite images and storm reports cannot.
Questions for an on-site roof check
- How old is the roof covering, and what shape is the decking underneath?
- Are there soft spots, leaks, missing or damaged shingles, or flashing problems?
- Would the roof need work before panels are attached?
- Who is responsible for leaks at the panel attachments, and for how long?
Removal and reinstallation
If roof work is ever needed under existing panels, the panels must be removed and put back. Ask before you sign: who does that work, what it costs, whether it affects any warranty, and whether a licensed electrician must disconnect and reconnect the system.
Get the answers in writing from both the roofing contractor and the solar company, so nobody assumes the other one is responsible.
Your insurance policy and the roof
The Texas Department of Insurance suggests reading your homeowners policy before roof work to see how roof damage is covered.
It explains the difference between actual cash value, which subtracts for age and wear, and replacement cost, which does not.
It also suggests asking your own insurance agent about your policy, because the roof's age and condition can affect coverage.
