Age is not a condition report

A roof age or an old inspection describes what was known then. Ask what has changed, what was repaired and what an in-person inspection shows now.

• Water stains on ceilings or in the attic.
• Missing, cracked or curled shingles, or granules collecting in gutters.
• Sagging lines, soft spots, or damaged flashing and vent boots.

Your decision

You do not have to choose a replacement from a photograph or a sales pitch. Ask for the findings, the repair options and the reason behind the recommendation.

If panels are in your plans, have the roof checked first, and ask who would handle panel removal and reinstallation if roof work is needed later.
